We are a family-owned and operated "patio" apartment community. We're not your ordinary apartment complex, and we're nota big corporation. We believe in maintaining a clean, quiet neighborhood where you feel safe walking your dog or sitting outside at night to look at the stars!
Pet-Friendly! We accept cats and small breed dogs (adult weight no greater than 35 pounds, and that's our insurance company's regulations, not ours). There's a non-refundable pet deposit of $250 for one pet, with an additional $200 for a second pet. No more than two pets per apartment...well, you can have as many goldfish as you want! We have a couple units with ceramic tile floors throughout, which is ideal for a pet owner. Call and ask about availability.
OUR TENANTS range from single adults, to families with children, to retirees. We have a close-knit community--tenants help each other out with rides, child care, or job tips...or they might just change a light bulb or air-conditioner filter for an elderly or disabled neighbor.
NO RENT INCREASES! Our monthly rental rates are either at or below other apartment complexes in this area, and we haven't had a rent increase for about three years (with no plans to do so!). Tenants who have lived in other complexes are pleasantly surprised when their lease renewal comes up and their rent remains the same!
Just south of The Villages in Lady Lake, Florida, our apartment complex is close to shopping, dining, recreation, libraries, and schools. Management and maintenance personnel are on-site and available 24/7!
Recreation Facilities: Our Recreation Center is equipped with a small kitchen, pool and ping pong tables, and tables and chairs. Our tenants can reserve the building for private parties or meetings.
Swimming Pool: Our pool is fully screened. Tenants can reserve the pool for private parties on a limited basis (we don't want to inconvenience other tenants).
Playground: Our small playground is next to the pool and Recreation Center, available for use by children under 12. We also have a grill and picnic table next to the Recreation Center.
RESTRICTIONS: No felony or drug convictions--or withheld adjudication--within the past five years. No prior evictions without reasonable explanation. If you have issues on your credit report or background history, please advise us BEFORE we accept your money. We deal with prospective tenants on a case-by-case basis.
